Buying a home is truly one of the most important decisions that people make in their lives. Achieving the American dream isn’t easy, but it’s our team’s goal to make your home-buying experience as simple and stress-free as possible.

Here’s our 5-Step process to buying your home with Theory!

Meet Your Agent!

So you’ve decided to buy a home. Congrats! The very first step is to meet your Real Estate Agent. As a homebuyer, your Real Estate Agent is completely free to you! A Theory Agent will meet with you to discuss exactly what you’re looking for. Bedrooms, bathrooms, square footage, location, and architectural style are all important considerations when buying a home. Your Theory Agent will take note of any special requests, such as a large garage, swimming pool, or fenced yard. Your Theory Agent would also be happy to connect you with one of our trusted lending partners, who will show you all the options available to you!

Figure Out Financing

Once you’ve met your Agent, the next step is to figure out exactly how much you’re able to spend on your home. There are tons of different loan programs out there that factor in your income, work history, and credit score to determine how much you can pay for a home. Before you can start looking at house, you’ll want to make sure that you are pre-approved. Your Mortgage Lender will give you a “Pre-approval letter”, which is essentially a document stating how much you are able to spend. Obtaining this pre-approval letter before you start looking at houses will ensure that you are ready to make an offer and that you don’t miss out on your dream home!

Find Your Home

Let the home tours begin! Your Theory Agent will send you new homes as soon as they come on the market. If you see a home that catches your eye, they will coordinate with the Listing Agent and the seller to schedule a home tour. Your Theory Agent will also set up an automated home search so that you are emailed new listings within your price range every day.

Make An Offer

Once you’ve found the right home, your Theory Agent will work closely with you to write up the perfect offer. We will treat your new home like it’s our own and negotiate on your behalf to get you the best deal. Once our offer has been accepted, our Transaction Coordination Team will work alongside your Theory Agent to ensure that everything goes smoothly through closing. We are experts on all the complicated documents, timelines, and legal jargon involved in a real estate transaction.
