There are a lot of real estate agents out there. So we completely understand that choosing the right one to list your home can feel overwhelming! After all, selling your home is one of the most important financial transactions of your life. Whether it’s your first time selling, or it’s been a while since you’ve sold a house, you might be wondering where do I begin? To help simplify the process and guide you through a smooth and profitable listing experience, we’ve created this outline to help you choose the right agent!

1. Communication

When choosing an agent to list your home, you’ll need someone that has great communication skills. The listing agent should keep you informed of every step of the home-selling process. This includes steps from before your home goes on the market up until the day of closing. Your calls, emails, and texts should always be returned within a reasonable amount of time.

Customer service is important in every industry, but especially important in real estate. When listing your home, you’ll want to choose an agent that is patient, empathetic, and dedicated. A solid real estate agent will counsel you throughout the process. They will also educate you on anything you’ll need to know ahead of time, such as any documentation you may need to provide.

It is good to know what is going on nationally in the real estate industry. However, what really matters is what is going on in your city and your neighborhood. You don’t want to choose a listing agent that will overprice your home. Then it might sit on the market for months. Nor do you want to choose a listing agent that will underprice your home. This might take away some of the profit you could be making.

Your marketing strategy is just as important as your pricing strategy. Choose a listing agent that will create a customized marketing plan for your home. They should then be able to put it in front of the right buyers. In your home’s marketing, your agent should pinpoint unique selling features, have professional photos done, promote your listing on digital platforms, and host open houses.

6. Active Buyer Pool

Speaking of buyers, it’s smart to choose a listing agent that has an active buyer pool. This means they already know tons of pre-approved buyers who are might be ready to purchase your home. When interviewing agents, feel free to ask how many clients they are currently working with.

Last but not least, it’s critical you have total confidence that your real estate agent has your best interest in mind. Given the enormous financial and emotional stakes of selling a home, you’ll want someone in your corner that will fight and look out for you.
